At this month’s meetup, experienced developer Kendrick Benson will present on the pitfalls of subdivision and development – including how to spot red flags before problems arise – and showcase examples of sites that are better avoided. 

Kendrick will draw on over 15 years’ experience working across a range of development projects in the local property market. 

Come along and get tips on how to buy the right property, with the right potential, to maximise the likelihood of a successful project. Kendrick will provide insights on zoning, overlays, and required approvals to help you spot sites with potential. 

Kendrick Benson is the founder and Director of Acclaro Group, a company specialising in sourcing viable subdivision sites and managing subdivision projects across Brisbane bayside.  He has a personal passion for helping investors move forward with their property goals, and enjoys bringing his civil engineering design, town planning and major project experience to each property project. 

Real Deal: 1 into 2 subdivision with a $400k Profit! 

 It was meant to be a simple 1-into-2 land subdivision and new build… but this seemingly straightforward project presented a daunting array of challenges, including: 

  • Potential double stamp duty costs. 
  • Lengthy delays stemming from the unforeseen impact of Covid-19. 
  • Coping with the aftermath of Brisbane floods, which diverted Urban Utilities’ attention. 
  • The demolition company’s equipment getting stuck in 900mm of mud on the property. 
  • An unfortunate encounter with a Council tree. 
  • The misplacement of the building contract – not once, but twice! 
  • Navigating a builder teetering on the brink of collapse. 

In the face of these hurdles, Karine hustled every day, escalating issues all the way to the CEO’s office, to get the builder on site and ultimately secure nearly $400K in profit.
