This month’s guest speak is Richard Williams and property developer, buyer’s agent and project manager come along and meet Richard in person to hear his HOT tips.

During his 20+ year career with the Air Force as an Explosive Engineer Richard Williams moved around Australia, and overseas. Having purchased his first property to live in over 20 years ago Richard soon learned this his real passion was property development. However, it didn’t all go smoothly. Richard lost money on two of his first small developments.

Learning from those projects he refers to them as “buying experience”. Richard got tired of having to wait for capital growth to increase the value of his property portfolio, so moved from being a property investor to a property developer. As he was posted around Australia for work Richard developed properties in a number of cities. 

Richard is now a Buyer’s Agent and Project Manager based in Newcastle. Richard focuses on finding value-add projects for property investors, including renovations and small developments. Richard recommends the same types of properties for his clients that he is buying and developing for himself.

Richards current personal projects are all small property developments that include Specialist Disability Accommodation (SDA). Richard likes SDA as he can build 2 bedroom houses that rent for approximately $70,000 per year. That’s a pretty good return for a house that isn’t much bigger than a Granny flat. How many properties could you hold in your portfolio if each one had a yield of $70,000 per year?
